What is a destination club and how is it different from owning a second vacation home?

If we do rent the home, we have additional wear and tear expenses, management company costs and astronomical splits of rental income, often at 50% of the gross or greater and we need to visit our own home around rental commitments. Additionally, there are 6% - 7% selling costs, a potential tax bill from the IRS and the State on the profit you made and you are locked into only one destination.
